Licensed in 1982, Joe began specializing in the brokerage of vacant land. When tax laws changed in the summer of 1986 and the stock market crashed in October of 1987, it became apparent to Joe that it was essential to build the value of properties, since the market was in a general decline and the speculation of the early 1980’s had ceased and sometimes reversed. Joe focused on properties where a real value could be created for the end user, either by changing the use, utility availability, zoning, or in most cases, a combination of things.
Joe was successful in surviving the market decline, and through this period learned that getting answers about property involved many things. Information is key, and comes from sometimes unlikely sources. With his leadership in Realtor organizations at the local, state, and national level, he has advocated for private property rights at all levels of government, and has worked on many political campaigns. About 40% of his time is spent working with electeds and staff, with particular emphasis on Maricopa and Yavapai Counties, the Cities of Peoria and Phoenix, various state legislators, and several U.S. Congressmen.
Joe currently specializes in sourcing and marketing property for residential and commercial development as well as the gravel and rock mining industry. His development consulting expertise, in effect, concentrates in making sure his clients make an informed decision whether buying, selling, mining or developing land. In addition to real estate brokerage, Joe does fee based consulting for a wide spectrum of clients, finding and coordinating the efforts of appropriate professional specialists when necessary
